All electrical certification should be carried out by a registered electrician such as NICEIC. Landlord’s electrical certificates include Electrical Installation Condition reports (EICR) and Portable Appliance Testing (PAT). RB Grant are fully qualified NICEIC electricians and can supply you with a Landlord Safety Certificate.

Periodic Inspection Report or EICR

Regulations advise that you have a full electrical inspection carried out every five years. A periodic inspection investigates the state of the electrical wiring throughout a property and checks the safety of the electrical installation. The periodic inspection is now referred to a Electrical Installation Condition report or EICR

The electrician should issue you with a Domestic Periodic Inspection Report (a Landlord's Safety Certificate) at the end of the examination which shows the electrical installation is safe.

Portable Appliance Testing

A registered electrician should carry out PAT testing on all portable electrical appliances within a property once a year. A portable appliance is defined as an appliance that can be plugged into the mains. For example microwaves, TV, heaters and lamps.

The electrician will then provide the landlord with a safety certificate to prove all appliances within the property are electrically safe. We also provide a certificate of inspection of electrical appliances for HMO standards.
